In this article I am going to cover the criteria that most investors looking for bird dogs to locate commercial foreclosure properties are. The more you know, the more successful you will be. Ongoing education in your field of interest will only help to make you more money! So let’s get started!

One of the primary concepts that investors use is: Leverage.

Leverage is: “Positional advantage and the power to act effectively”. As an investor, you always want to increase your circles of influence. The more people you know in the business, the more contacts you have, the more you build your network, the better your chance of success. This is a relationship business. Network, network, network! The more you network, the more you can leverage your relationships to success.

Most really successful real estate investors use bird dogs to bring them properties they might be interested in. The more bird dogs in your stable, the more properties you will have to choose from. That is leverage! You are using other people’s skills, talents and hours in order to get more of what you want. After all, the idea here is to work smarter, not harder! So use the skills of others to get what you want – more real estate!

Savvy investors looking for bird dogs to locate commercial foreclosure properties understand this concept and use it. Look at all the really successful investors out there. They all have very large networks and know how to use them to their advantage.

So, where do investors looking for bird dogs to locate commercial foreclosure properties look?

Let’s first take a look at who your bird dogs might be:

1. Commercial Real Estate Brokers: Those that specialize in foreclosure properties
2. Apartment Associations: It is often a great place to meet people just starting out who would really like to bring you properties they cannot finance themselves.
3. REIA meetings: Again lots of beginning investors attend REIA meetings to get started and build relationships will larger investors. This is a great place to find bird dogs!
4. Bank Workout Departments: Position yourself as a problem-solver that specializes in turning around properties
5. Probate Attorneys: Many times families do not want inherited properties
6. Bankruptcy Attorneys: Assets needs to be liquidated
7. Title Companies
8. Local Property Tax offices: Properties with unpaid Taxes


Doesn’t it just make sense to have many dependable, self-motivated people looking for commercial real estate properties in foreclosure, rather than one or two? Who better knows their area? Who better to have the contacts that can provide information before it hits the streets? That’s right! As investors looking for bird dogs to locate commercial foreclosure properties, there is often no better way to do it than to enlist the aid of others.

And, there is no limit on how many people in all the areas of real estate you can enlist as an investors looking for bird dogs to locate commercial foreclosure properties. Bird dogs working within their home town with people they personally know can be a major key to your success. By setting your commercial real estate business up using this format, you are creating a virtual business model. Investors can work on many deals across the country simultaneously with a never ending supply of foreclosed commercial properties coming into their funnel.

Frankly, I’m an advocate for bird dogs to get trained and will only work with those that have invested in themselves. I do not have the time to train nor do I want to. I’ll take the time to explain my criteria but I can easily tell by their questions if I have the right bird dog or not. A few submissions, tell all.

If you are serious about using leverage and setting your commercial real estate business on track for success then you might want to train your own bird dogs. As an investor looking for bird dogs to locate commercial foreclosure properties I have found that if I get them trained, I have a higher rate of success with the properties they bring to me.

While there are many products on the market, the best program I have found to train bird dogs is through NACREPS, National Association of Commercial Real Estate Property Scout. You can certainly develop your own program if you want to (and I know investors who have) but I have found that I prefer the shortcut and don’t actually want to reinvent that particular wheel.

I haven’t found anything that comes close to their thorough training for bird dogs or “property scouts” as they call them. You might actually want to become familiar with how they train the bird dogs as they have many resources available that will speed your own business toward major success.

Have someone else train your bird dogs. Now, to me that’s leverage.

Give them your criteria and ask them to complete a basic submission sheet. Many of these resources have access to foreclosed commercial properties and they have clients that need relief from these non-producing properties. It can be a win for everyone. As an investor looking for bird dogs to locate commercial foreclosure properties for me, I have found that these professionals are excellent bird dogs and they bring a sense of professionalism to the table. They already have creditability and their clients trust them which in return will open the door for you.

Leverage is truly the key to making it. Look at Donald Trump, he even leverages his name, now that he is well known. He got started using leverage and making deals that made sense.
