So, you are a serious bird dog (also referred to as a property scout) with a desire to take advantage of the foreclosure real estate market. Good for you! Now is a great time to be in the hunt. Here are a couple of simple, practical nuggets that I can offer to help those bird dogs looking for investors to buy foreclosure properties.
Whether you are a bird dog that is just starting out and checking around or you have already marked your territory in the foreclosure real estate game, it’s important to understand what the short sale market is all about. If you are pursuing properties that have already been served their Notice of Default (NOD) you should have knowledge of the short sales process. This will give you an advantage as you look for investors to buy foreclosure properties.
I am a big advocate on working smart, not hard. Investing in yourself to work this niche real estate market will give you a huge advantage. Short sales done right will allow Realtors to close deals for their full commissions on over-leveraged listings. Do you think they will become one of your biggest sources to find you those buyers? Who knows, they may become one of your investors looking to buy foreclosure properties.

Foreclosures are no “respecter of persons.” These properties come pretty or ugly, found in strip malls, and also as dirt (land). I use an index card to jot down notes while talking to them. That way, when I get back home, I don’t forget little details such as, they like a certain area of town because they already own properties there. Or, they don’t want condos, etc…. After you talk to a few people, things can become scrambled and you don’t want to call them with a property that doesn’t fit their criteria. It’s just not a good way to build their confidence as bird dogs looking for investors to buy foreclosure properties.

Make sure you have some business cards made so you can easily hand them out to people you meet while out and about. Investors looking to buy foreclosure properties don’t walk around with signs on their foreheads. Don’t be afraid to start up conversations about foreclosed real estate with people you meet while waiting for your car at the car wash, or on the golf course or meeting up with friends for dinner. Be sensitive as you talk about it because you never know if you may be talking with someone who is losing their house in the foreclosure process. Become a people magnet with a smile and cordial conversation. People want to do business with people they like and trust.
You can also create your own website and list your properties that you have for sale as a way to get investor’s information. Make sure you have a way of capturing their information so you can contact them and start building a relationship. You may not have anything right now that fits their profile but I bet if you focus on what they want, something will show up.

I work short sales on the residential bases and yes it can be time consuming. Finding a Realtor had buyers can definitely save you time and aggravation. Also, like you say they can become an investor, a big plus.
